A site inspection identified continuous water leakage from the indoor air conditioning unit serving the Gym Room washroom. The leakage is caused by an inadequate condensate drainage arrangement, resulting in condensate water overflowing from the existing drain system and dripping onto the ceiling and floor finishes.

The ongoing leakage has led to deterioration of the gypsum ceiling and wall finishes, increased the risk of slips and falls, and created conditions conducive to mould and mildew growth. In addition, prolonged water exposure poses a risk to nearby electrical fixtures and may reduce the operational lifespan of the air conditioning system while increasing future maintenance costs.
