Project Commercial Controller

To take ownership of commercial performance across projects ensuring accurate estimation, strict cost control, and complete oversight of contractor billing across both civil construction and high‑end fit‑out. Roles positioning, authority, and reporting: acts as the core commercial control function across all Luxsta8 projects. Responsible for validating and approving all contractor payments before release. Works closely with the Project Manager to ensure alignment between execution and cost. Reports directly to the Owner. Has authority to challenge contractors, flag discrepancies, and hold payments where required. Maintains independent oversight across both civil and fit‑out.

• Estimation: review drawings and BOQs, conduct quantity take‑offs, build detailed estimates across civil, structural, MEP, and finishing trades, and validate project feasibility from a cost perspective.
